Cost guide

How much does a TM44 inspection cost?

TM44 quotations depend on the number and type of systems, how equipment is grouped, central plant, access, documentation and report work. A starting price without the plant boundary is not a comparable quotation.

Price the plant list and deliverable

A useful quote states the number of indoor and outdoor units, chillers and air-handling units, the buildings and controls included, assessor level, site attendance, report, lodgement and exclusions. Complex central systems normally require more inspection and analysis than a small split-system portfolio.

  • Count units and record available rated outputs and identifiers.
  • List chillers, AHUs, controls, inaccessible plant and separate buildings.
  • State whether a previous lodged report, plant schedule and maintenance records exist.

What to do next: Ask providers to separate inspection and lodgement from servicing, repairs, access equipment and follow-up consultancy. Compare VAT treatment and travel on the same basis, then retain the accepted system schedule with the appointment.

Vendor Atlas calculation

The estimator uses visible allowances for assessor attendance and lodgement, each air-conditioning unit, central plant, complex systems, missing records and additional sites. It applies a stated spread to produce a planning range.

The initial calibration uses prices published by AccuTemp, Robinsons Facilities Services and Heat Pump Installers London. It is not a regulated tariff, market average or supplier quotation.

Published prices vary

Checked providers publish different starting prices and bands because their assumed site and system scopes differ. Low starting prices should be tested against unit limits, assessor level, travel, report lodgement and central plant.

  • System and unit limits
  • Level 3 or Level 4 capability
  • Report and register fee
  • Travel, VAT and access
  • Chiller and AHU additions

Keep maintenance separate

A provider may also maintain or repair the system. Those activities can supply useful records but are not the statutory TM44 inspection.

Ask for a separate line for remedial work so the inspection result and commercial recommendation remain distinguishable.

Published price evidence

Published prices are boundaries, not a market average

Vendor Atlas uses these provider sources only to constrain the deterministic planning model. Dates, regions, inclusions and equipment differ, so the result is not a market benchmark or a live quotation.

  • AccuTemp : Publishes a fixed price from £450 plus VAT and a stated range of £450 to £1,800 plus VAT for most single-site work.
  • Robinsons Facilities Services : Publishes smaller split-system inspections from £300 plus VAT and larger or central-plant work typically from £400 to £1,000 plus VAT.
  • Heat Pump Installers London : Publishes TM44 inspections from £245 plus VAT for London and the Home Counties.

What is still missing: awarded quote data normalised to the same asset schedule, access conditions and deliverables. The calculator shows every adjustment so it can be replaced cleanly as that evidence arrives.
