TM44 inspection vs air-conditioning maintenance

TM44 inspection and air-conditioning maintenance overlap in the equipment and records they examine, but they serve different purposes. One assesses energy performance and produces a lodged report; the other keeps equipment operating and addresses faults.

Do not substitute one record for another

A service sheet can support the TM44 assessor with plant condition and maintenance history, but it is not the accredited inspection report. Likewise, TM44 recommendations do not replace servicing, repair, refrigerant leak checks or a suitable workplace safety regime.

  • Is the work being bought an accredited inspection, maintenance visit or repair?
  • Will it produce a lodged TM44 report, a service record or both?
  • Which faults and recommendations are included, excluded or separately priced?

What to do next: Schedule both activities around a shared plant inventory where practical, but issue separate scopes and accept separate deliverables. Keep the accredited assessor independent enough to explain the energy findings before awarding remedial work.

TM44 inspection

The accredited assessor evaluates accessible plant, controls, sizing, maintenance information and energy-efficiency opportunities, then produces and lodges the inspection report.

The report gives advice and identifies findings. It does not itself maintain, repair or recommission the equipment.

Maintenance and repair

Routine maintenance cleans, adjusts, tests and repairs equipment according to its needs and manufacturer information. Its records can help explain operating condition and recurring faults.

  • Filters and heat exchangers
  • Fans, coils and drainage
  • Controls and set points
  • Refrigerant-system work
  • Faults and corrective action

Other duties remain separate

The TM44 report does not settle every environmental, refrigerant, electrical or workplace-safety requirement associated with an air-conditioning system.

Ask the relevant specialist which additional duties apply and keep each source, responsible person, interval and record separate in the compliance schedule.
