Cost guide

What does a legionella risk assessment cost?

Commercial legionella risk assessment prices depend on water-system scale and complexity. The number of outlets, tanks, calorifiers, buildings and specialist systems is more useful than floor area alone when providers estimate attendance and reporting effort.

Count outlets and main assets

A comparable quotation states how many taps, showers and other outlets are included, which tanks, calorifiers and circulation loops will be inspected, and whether a schematic, asset register, control scheme, sampling or return visit is included.

  • Count outlets by building and identify little-used or aerosol-producing points.
  • List tanks, calorifiers, cooling plant, spa or process systems and circulation loops.
  • State available schematics, assessments, monitoring data, sampling results and open actions.

What to do next: Ask providers to separate the core assessment from sampling, laboratory fees, monitoring visits, cleaning, remedial plumbing and training. Compare the same report and control-scheme deliverables before comparing the total.

Price inputs

Outlet count drives inspection and recording time. Stored water, recirculation, cooling or spa systems, multiple plant rooms, poor records and susceptible users add technical and reporting work.

  • Water outlets and buildings
  • Tanks, calorifiers and loops
  • Higher-risk specialist systems
  • People and exposure routes
  • Schematics, records and report format

Vendor Atlas calculation

The calculator displays allowances for assessment setup, each water outlet, each tank or main asset, higher-risk systems or susceptible people, complex systems and additional sites.

The initial settings use price information published by Birmingham Water Solutions, Aqua Legion UK and uRisk. They are planning values, not a national tariff or provider quotation.

Separate assessment from testing

Sampling can answer a defined control or investigation question, but a negative result does not replace a suitable assessment and control scheme. Laboratory work should be priced separately.

The quote should state sample count, accredited laboratory, analysis method, interpretation, repeat conditions and any transport or express charges when sampling is included.

Published price evidence

Published prices are boundaries, not a market average

Vendor Atlas uses these provider sources only to constrain the deterministic planning model. Dates, regions, inclusions and equipment differ, so the result is not a market benchmark or a live quotation.

  • Birmingham Water Solutions : Publishes £250 to £450 for a stated small low-complexity building and higher bands for larger systems.
  • Aqua Legion UK : Publishes set-price packages from £295 plus VAT based on location, complexity and time.
  • uRisk : Publishes commercial assessments from £300 plus VAT and a stated range for larger or more complex sites.

What is still missing: awarded quote data normalised to the same asset schedule, access conditions and deliverables. The calculator shows every adjustment so it can be replaced cleanly as that evidence arrives.
